The single-family home market in Sumter County is telling us the same thing as last month. There is a decrease in the median and average sale prices and an increase in the time to contract and close. We have been seeing less multiple offer situations / bidding wars. This tells us that buyers are being more cautious when entering into contracts and purchasing their home. The commercial and industrial market in the area remains strong at this time.

The local commercial market is so hot that we are selling our office. We will be moving to our new location on June 30th. While we are moving, services may be disrupted as we are switching everything over. A Florida Realtors article states, Florida Gov. DeSantis has announced that the Florida Hometown Heroes program has provided $100 Million in down payment and closing cost assistance to help Florida’s “hometown heroes”. In the 2023-2024 fiscal year, another $100 Million will be added to the program, beginning July 1, 2023.  The Live Local Act passed in the 2023 session made some changes to eligibility requirements and the maximum loan amount offered. Hometown heroes are defined as veterans, active-duty military members, nurses, teachers, law enforcement officers, firefighters, and more. The link to the full article is at the end of this email.
